THE HOME – This pristine 4-bedroom, 3-bath charmer comfortably sleeps 8 guests. With dual King ensuite bedrooms featuring luxury mattresses, including a Heavenly Westin bed, and blackout shades, you’re guaranteed a restful night’s sleep. The automated home includes electronic locks, a nest system, 4 smart TVs, free WIFI, a Bluetooth stereo that connects to your iPhone, and a flood light security camera system in the front yard. The ranch-style, open-concept floor plan features a large gourmet kitchen with luxury quartzite countertops, elevated ceilings, and cozy cottage trim. There’s bar seating for 8, a separate cozy banquette for family-style dining, and a fully stocked game closet for family fun.
THE BEACH – Our beach access is known by the locals as one of the best on the island due to its gentle sloping ocean floor, wide sandbar, and lack of high-rise condos. Load your deluxe beach cart with 8+ Tommy Bahama beach chairs, beach toys, soft-sided coolers, tents, and more, then head out for a day of sun and fun.
THE POOL – The large heated pool is programmed to stay at 85 degrees during winter months and features a babbling rock waterfall. Surrounded by lush tropical landscaping, it provides privacy and a cool afternoon break from the summer sun. Enjoy reading poolside in this private oasis, or fire up the outdoor grill for an evening of al fresco dining.
THE EXTRAS – This home is equipped with everything you could need: an under-counter ice maker, two full-sized refrigerators for cold beverages, a poolside grill, beach cruiser bikes, boogie boards, sand toys, and beach umbrellas. For families with young children, a high chair and Pack-N-Play are available, along with a selection of children’s books. If you forgot your book, don’t worry—we have a small book share shelf.
BEDROOM DETAILS:
Our home is conveniently located between downtown Anna Maria and downtown Holmes Beach, with easy access to the free trolley stops to explore Anna Maria, Holmes Beach, and Bradenton Beach.
For your family’s safety and security, we have pool alarms on all backyard access doors, provide a unique door code for all guests, and have a floodlight security camera system in the front yard, monitoring the garage and gates to the pool.

Cancellation Policy: Cancellations made 30 days or more before check-in (by 3:00 PM) will receive a full refund. Cancellations between 7 and 29 days before check-in (by 3:00 PM) will receive a 50% refund of the nightly rate and cleaning fees. No refunds will be issued for cancellations made less than 7 days before check-in.

SMOKING: Smoking is STRICTLY PROHIBITED in the house. This includes e-cigarettes. Smoking is allowed by the pool with the doors closed, but cigarette butts must be picked up.
PETS: Pets are NOT allowed. If Guests show up with a pet, we will require you board your pet at your own expense.
MAXIMUM OCCUPANCY: Due to city ordinance, the maximum number of guests is limited to 8. Any other person in the property is the sole responsibility of Guest. Guest agrees that any additional persons without approval shall be considered as default and will be asked to vacate the premises with no refund.
MINIMUM STAY: This property requires a 7 night minimum stay, unless otherwise agreed upon. Longer minimum stays may be required during holiday periods.
PARTIES: Parties/Events are not allowed
CHECK IN AND CHECK OUT: Check in is after 4pm. Check out is 10:00 am or before on your scheduled departure date. Due to high demand, we often have guests checking in the same afternoon. We need the entire six hours to clean and prepare the property, so we are unable to accommodate late check out. Failure to check out before 10:00 am will result in a fine of $50 per 30 minute increment after 10:00 am.
USE OF PROPERTY: Keep the property, appliances, and all furnishings in good order. Guests may not make any changes to the property and must put furnishings back to its original placement if moved.
MINIMUM AGE REQUIREMENTS: We take reservations only from adult guests age 26 and older. The Guest who reserves the property must be on site the full duration of your stay. We are not the right property for spring breakers. Sorry.
QUIET HOURS: You are vacationing in a residential area and quiet hours are from 10:00pm to 7:00am. Noise levels are strictly enforced after 10pm. Per city ordinance, maximum permissible noise levels are 65 decibels between 7am and 10pm. Maximum permissible noise levels between 10pm and 7am are 50 decibels. A $75 fine may be imposed for the first offense.
POOL: Our pool is serviced weekly. Due to the tropical nature of our property, it is not unusual to find unexpected debris in the pool. The pool heater will not operate if the outside temperature is below 60 degrees. There will be days when the weather conditions will not allow pool heaters to accommodate swimming. No discount, credit, and/or rate adjustments can be given for circumstances beyond our control. GUEST UNDERSTANDS AND AGREES THAT THE POOL ALARMS ON THE WINDOWS AND DOORS FACING THE POOL ARE PRIMARILY INTENDED TO HELP PROTECT AGAINST CHILDREN GETTING INTO THE POOL WITHOUT ADULT SUPERVISION. GUEST AGREES NOT TO TURN OFF THE POOL ALARMS, REMOVE THE BATTERIES FROM THE POOL ALARMS OR OTHERWISE DISABLE THE POOL ALARMS. IF THE POOL ALARMS ARE NOT WORKING OR STOP WORKING FOR ANY REASON, GUEST AGREES TO NOTIFY OWNER IMMEDIATELY. IN ADDITION, GUEST ACKNOWLEDGES THAT POOLS ARE INHERENTLY DANGEROUS, AND GUEST HEREBY ACCEPTS ALL RISK OF PERSONAL INJURY OR DEATH FROM THE USE OF THE POOL AND SHALL HOLD PROPERTY MANAGERS AND PROPERTY OWNERS HARMLESS FROM ANY SUCH INJURY OR DEATH.
PARKING: Parking is limited to 4 vehicles. Vehicles are to be parked in the driveway in front of the garage door. Parking on the road is not permitted. Illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
AIR CONDITIONING: Keep all sliders, doors, and windows closed when the air conditioning system is on. Leaving doors open may damage the unit or require you to wait several hours for the property to cool.
HOUSEKEEPING: There is no daily housekeeping service. While linens, beach towels, and bath towels are included in our home, daily maid service is not included
GARBAGE: Garbage must be stowed in the proper garbage or recycling receptacles, located at the side of the house, next to the garage. Garbage is collected Mondays and Fridays (except for holidays). Recycling is collected on Tuesdays. Please pull the Garbage bin next to the curb for collection on Sunday night and Thursday night. Make sure bins are returned to their designated areas after collection. Residential yard waste is collected on Wednesdays.
RIGHT OF ENTRY: Upon 24 hours notice, owner or owner’s representative(s), have the right to enter the home for the purpose of showing the property to prospective tenants or purchasers, to make repairs, or to inspect the property. Owner, property manager, and/or it’s Representatives have immediate right of entry in cases of emergency, or to protect or preserve the premises.
STORMS: If there is a storm/hurricane, no refunds will be given unless the state or local authorities order mandatory evacuations for Anna Maria Island. The day that the authorities order a mandatory evacuation, we will refund any unused portion of rent from a guest currently registered and any advance rents collected or deposited for a reservation that is scheduled to arrive during the mandatory evacuation.
MAINTENANCE: Owner shall be responsible for maintaining the home unless damage is caused by the Guest’s misuse or neglect. Guest agrees that no rent reduction or abatement will be given unless the property is deemed to be completely uninhabitable. Owner will order repairs in a timely manner once notice is given by Guest, but owner has no control over the scheduling availability of vendors. Owner shall not be liable for any losses or damages, including incidental or consequential damages, including those caused by owner’s failure to perform repairs and maintain the home. All personal property of the Guests kept on the premises is at risk of the Guest. Non-scheduled pool cleans will be the responsibility of the guest(s).
RULES/REGULATIONS: Guest shall abide by all rental rules, regulations, ordinances, and agreements to which property may be subject to and further agrees that use shall not conflict with Federal, State, Local Ordinances, and/or Law. Violation may result in immediate termination of this agreement and eviction and liability for fines. No discount, credit, or rate adjustments will be given. Guest shall ensure all members of the rental party and anyone else Guest permits on the property to abide by the rental rules at all times while at the property.
LIABILITY/RISK: The Owners are not responsible for any accidents, injuries or illness that occurs while on the premises. The Owners are not responsible for any accidents, injuries, or illness that occurs off the premises while using equipment provided as part of the rental, such as beach chairs, bikes, beach umbrellas, and beach wagon. The Owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising, including death, from their use of the premises and equipment taken off the premises. This applies to others whom the guest invites to use the premises or equipment.
ATTORNEY’S FEES: In the event Guest defaults or breaches any of the terms, conditions or promises of Guest in this Agreement, and Owner is put to the necessity of employing an attorney in order to collect any sum or sums of money which may be due by reason of such default, or otherwise take such steps or legal action as may be necessary to enforce such terms, conditions or promises, then Guest agrees to pay reasonable attorneys’ fees, paralegals’ fees, legal assistants’ fees and court costs and expenses in connection therewith.
